What Prosper houses need

Prosper builds fast, and a lot of its houses are still young enough that the trees have not filled in. That changes the design: more of the light has to come off the roofline and the architecture rather than the landscape.

We work the Windsong Ranch, Star Trail, Whitley Place and Lakes of La Cima areas, and we know the drive between them. Around Frontier Park and Prosper Town Hall, the routes are tight enough that a mid-season fix is a short trip rather than a rescheduled day.

Every Prosper install starts the same way: Bill walks the property, counts the peaks and dormers, and cuts each strand to fit. No stretched runs to reach an outlet, no dark gaps at the corners, no sagging clip lines by the second week of December.

Prosper is building fast, and a lot of its homes are young enough that the landscaping has not caught up. Trees are still small, beds are still shallow, and there is simply less on the ground to light. What Prosper does have is roofline: tall, articulated, plenty of gables.

That shifts the whole design upward, onto the building itself. Second-storey gables, entry arches, columns, and dormers end up carrying a Prosper display, and the plan leans on architectural symmetry in a way it would not need to on a lot where a mature oak could anchor the front yard by itself.

The Prosper neighborhoods we work

Windsong Ranch is the largest single source of Prosper work and the elevations there take architectural lighting well.

Star Trail and Whitley Place are newer still, with young trees and a lot of roof. Those displays live almost entirely on the building.

Lakes of La Cima has more established landscaping than the newer sections, which opens up tree and bed lighting as real options rather than afterthoughts.

What It Costs

Pricing for a Prosper house

Prosper prices sit closer to the roofline and mid bands than the full-property band, and that is a function of how new the town is rather than of the houses being modest. There is simply less landscape to light on a lot where the trees went in three years ago.

What Prosper does have is roof. Tall elevations, multiple gables, entry arches and dormers all take light well, and picking those out carefully is what makes a young lot look finished rather than sparse.

As the trees fill in over the next few seasons, the natural move is to add tree wrapping to an existing roofline package. That is a conversation for year two or three rather than a reason to spend more now.

The three bands are the same everywhere we work: $1,000 to $1,500 for a roofline, $1,500 to $2,500 once trees and beds come in, and $2,500 and up for a full property. Our minimum job is $1,000. See how pricing works →

When to call if you are in Prosper

Prosper books in the same clustered pattern as Frisco: one house on a street goes up and the rest of the block calls. If you are early on your street, expect neighbours to ask who did it.

Because the town is still building, we occasionally get asked to light a house that is not quite finished. That usually works, but it needs a conversation about access and power before we commit to a date.

How much does Christmas light installation cost in Prosper?

Most Prosper homes land between $1,000 and $2,500, depending on roofline length, how many trees you want wrapped, and how much of the property gets lit. Bill walks the property and gives you the number before anything goes up.

Is takedown included on a Prosper job, or billed separately?

Included. Every Prosper job covers takedown after the season and storage at our building in Pilot Point until next year. It is inside the price you approve up front and never invoiced later.

What happens if a section goes dark in December?

Call Bill. We come back out to Prosper and fix it at no charge. That is the whole policy, and it is the reason we supply the lights rather than hanging yours.

Do you need to come out before you can quote my Prosper house?

Yes, and it takes about twenty minutes. Bill counts the peaks and dormers, looks at the trees and the power, and gives you the number from that. A quote given without seeing the house is a guess, and guesses get revised after the crew arrives.

How far ahead should I book in Prosper?

As early as you can. Dates go in the order they are booked, and calling early still gives you the most say in your install date.

Do you charge extra to come out to Prosper?

No. There is no separate trip charge for Prosper. The drive is inside the number you approve, and it does not change if you need us back mid-season.
