The date is the whole job

Commercial holiday lighting has one hard requirement a house does not: it has to be finished before the traffic arrives. A retail center lit the week after Thanksgiving has already missed the point. So has a restaurant that is dark for its own holiday event.

We schedule commercial work backward from your date, not forward from ours. Installs happen before you open or after you close, so the parking lot stays clear and your customers never walk past a ladder.

What we handle across the metro

National restaurant locations, country club entrances and monuments, retail storefronts, office parks, HOA entries, and downtown municipal decor including pole banners and oversized bows. Some of that work runs well outside our residential service area, out into Irving and Farmers Branch, because commercial jobs travel differently than houses do.

The larger installs are multi-day builds. Mega-tree frames get assembled on site, wired, and set before a single bulb goes up. That is not a job that fits between two residential stops, and we schedule it like the project it is.

One contact, one invoice

You get Bill's number, not a ticketing system. If something goes dark on a Friday night in December, one call starts the fix. For a business, a dark run is not a cosmetic problem. It is your storefront looking neglected during the six weeks of the year that matter most.

Takedown and storage are included on commercial work the same way they are on residential. Your decor comes down on schedule and goes into our building, labeled by property, ready for next season.

Certificates of insurance and the paperwork side

Most commercial properties need a certificate of insurance naming the property owner or management company before anyone gets on site. We carry the coverage and we can have the certificate issued to whoever needs it.

Property managers and HOA boards generally want it in hand before work is scheduled rather than on the day, so it helps to tell us early who needs to be named. It is a short task that becomes a delay if it is left until the install week.

Insured is not a marketing word on a commercial job. If a contractor cannot produce a certificate quickly, that tells you something about how they run.

HOA entrances and common areas

An HOA entrance is the first thing every resident sees twice a day for six weeks, which makes it the highest-visibility lighting most communities buy. It is also usually the smallest budget line on the board's agenda.

Monuments, entry columns, the landscaping around a sign and the trees flanking a drive all take light well. Where boards tend to go wrong is buying only the monument, which lights a small object in a large dark space.

We work with boards on a single quote covering the whole entry so there is one number to approve rather than a debate about which piece to fund.

Multi-location and multi-day builds

If you run several locations, they get scheduled as one project with one point of contact and one invoice rather than each site being booked separately. That matters more than it sounds: separate bookings drift apart and end up lit in different weeks.

The larger builds are genuinely multi-day. A mega-tree gets its frame assembled, wired and set before a single bulb is visible, and that is not work that fits between two residential stops.

For anything at that scale, the conversation needs to start well before the season. The build is not the constraint; the calendar is.

Restaurants and retail: lit before the traffic

For a restaurant the deadline is not Christmas, it is the first evening the holiday traffic starts. A dining room that looks festive from the car park fills earlier in the evening than one that does not.

Retail is the same logic with a longer runway. The shopping season starts before Thanksgiving now, and a centre that lights up in December has already given away its best three weeks.

We schedule commercial work backwards from your date. Tell us the evening it has to be right by and we build the calendar around that.

Country clubs, monuments and gated entries

An entrance monument is a small object in a large dark space, which makes it one of the easier things to light badly. Lighting only the sign leaves it floating; lighting the landscaping and the flanking trees gives it somewhere to sit.

Club entries have the added constraint that members drive through them twice a day and notice everything. A run that sags or a dark section gets reported to the board before we would have spotted it ourselves.

We treat those properties as multi-visit jobs through the season rather than install-and-leave.

Questions

Commercial questions

Can you work around our business hours?

Yes, and we plan for it. Installs get scheduled before you open or after you close so your lot stays open and your customers never see the work happening.

Do you handle multiple locations?

Yes. Multi-location work is scheduled as one project with one point of contact and one invoice, rather than each site being booked separately.

Is commercial priced differently than residential?

It is quoted the same way. We walk the property and give you a real number before anything goes up. Scale, access, and how much of the build is custom are what move a commercial number.

Can you provide a certificate of insurance?

Yes. Tell us who needs to be named, ideally when you book rather than during install week, and we will have it issued.

Do you work with property managers and HOA boards?

Regularly. For a board we will quote the whole entry as a single number so there is one thing to approve, rather than a line-by-line debate about which piece to fund.

How early do commercial jobs need to be booked?

Earlier than residential, particularly for anything involving a custom build. The install itself is rarely the constraint; the calendar is.
